A report by the City Planning Commission (CPC) regarding an application submitted by New York City Economic Development Corporation and Dermot QFC LLC pursuant to Sections 197-c and 201 of the New York City Charter for the grant of a special permit pursuant to sections 74-743a2, 74-743a3, 74-744b, and 74-744c of the Zoning Resolution in connection with a proposed 12-story mixed use building on property located at 89-14 Parsons Boulevard, in a C4-5X District, Community District 12, Queens. Said changes would modify: the minimum base height, street wall location and setback regulations of Section 35-24, the location of primary business entrances and show windows regulations of Section 32-512, permit residential and nonresidential uses to be located within a building without regard for the regulations of Section 32-422, and modify the location of signs regulations of Section 32-512 to facilitate the development of this mixed use building. The request was ultimately approved by CPC subject to various terms and conditions (see C 070079 ZMQ, C 070080 PPQ, and C 070081 ZSQ for applications filed concurrently with this one).
